The roof you install once

Metal roofing makes more sense in Portland than almost anywhere in the country. The things that destroy composition shingles here, moss, algae, needle dams, constant damp, mostly do not stick to a standing seam steel roof. Rain runs off it, debris slides off it, and the surface gives moss nothing to root into.
Why do people switch?
Lifespan is the headline: a properly installed metal roof commonly runs two to three times longer than composition, and in a wet climate that gap matters more, not less. It is also the answer for owners tired of the moss-treatment treadmill on a shaded lot, and for the farm-edge properties east and west of the metro where outbuildings already wear metal.
Is it loud in the rain?
Not the way people imagine. Over solid decking and normal attic insulation, rain on metal reads as ordinary rain noise, closer to a dull patter than a tin drum. The open-carport clang comes from exposed panels on outbuildings, a different installation entirely.
What does the money picture look like?
More up front than composition, spread over a much longer service life, and it comes off the replacement schedule entirely. What actually sets your number: roof size and pitch, panel profile and gauge, how many penetrations and valleys need metalwork, and whether the old roof tears off first. Complex roofs with lots of cuts cost more in any material; in metal, the fabrication labor shows it most.
Who should not bother?
A roof you plan to sell out from under in a few years rarely returns the premium. Metal pays best when you are staying, or when the alternatives keep costing you maintenance. The roofer on the callback will tell you straight which side of that line your house sits on.
