Roof repair that starts at the leak, not the stain

New shingles patched into a weathered roof field beside a vent pipe

Most repair calls around Portland trace back to the same handful of failures. The water you see on a bedroom ceiling usually entered somewhere else and traveled along the sheathing before it dripped, so the fix starts with finding the entry point, not patching the stain.

What fails first on a Portland roof?

  • Pipe boots, the rubber collars around vent pipes, crack open after a few years of our wet-and-sun cycle
  • Flashing, the metal at chimneys, skylights, and wall joints, gives up before the shingles around it do
  • Valleys, which carry the most water and collect the most fir needles and leaf dams
  • Shingle edges, lifted by moss roots or east-wind gusts until rain can drive underneath
  • Gutter lines, where backed-up water wicks under the first course and rots the fascia

When is a repair enough and when is it not?

A repair makes sense when the surrounding field still has years in it. On a roof that is curling and shedding granules everywhere, the same money often goes further toward replacement. A straight answer to that question is part of what the callback is for; a roofer quoting a patch on a dying roof without saying so is telling you something.

What should the quote spell out?

What failed and where, photos from up top, whether the surrounding shingles can be lifted and resealed without cracking, and how much life the repair realistically buys. On an older roof, "this holds two winters" is honest information you can plan around.
